The complaints we hear out of Discovery Bay track the build year closely. A door that's suddenly heavier to lift by hand, or an opener that strains and reverses partway up, points to a spring that's lost tension after 30 years of cycling - common on hardware original to a mid-90s house. Rollers that grind or stick partway through the track are usually the stem wear we mentioned, not a track alignment problem, though we check both.
We also see openers on their original circuit board acting erratically - reversing for no reason, or not responding to the remote consistently. On a unit this old, that's the electronics aging out, not usually something a new remote fixes.
What we don't see much of here, compared to older housing stock elsewhere in the area, is the kind of warped wood panel or rusted-through track you get on doors built before steel and vinyl became standard. The 1995 build year worked in this house's favor there - the materials are more durable than what came before, even 30 years on.
